The Family Center Committee is pleased to announce that the Family Center project is moving to an early spring 2010 ground breaking. In the past 12 months with the assistance of a hired construction consultant and input received from parishioners, the Family Center Committee has developed an approach to the renovation and construction, which offers a realization of the Project with no financial risk to the Cathedral’s General Operating funds. The Committee will propose that the Parish Council call a special General Assembly for the renovation and construction of the Family Center utilizing a staged approach. No stage will begin or construction loan taken without having pledged funds covering the entire total cost for completion of each stage. Below are a description of each of the 3 proposed stages, estimated cost based upon actual subcontractor quotes, and construction time for each. Each stage will go out to bid to a minimum of five general contractors, which will likely result in lower costs than the estimated amount.
Stage 1—Russell Street/West Wing and Entrance
Estimate: $1.3 Million
Construction time: 4—6 months
Includes
- Renovation of existing classrooms (1st & 2nd Floor)
- Thermal Pane windows
- Women’s and Men’s room
- Coat Room
- Library
- Main foyer upgrade from parking lot entrance
- HVAC
- Performance stage removal to serve as temporary storage during construction period
- Interface and prep for next stage; (Based upon pledges received or determination by the General Assembly the sequence of stages 2 and 3 could be reversed.
Stage 2—Academic Pavilion
Estimate: $2.3 Million
Construction time: 8—12 months
Includes:
- Foundation layout and new construction of 2 story building with 6 classrooms
- Academic Resource Center
- Additional bathrooms
- Hallways to connect to the main building
- Food Pantry with separate entrance
Stage 3—Cotsidas Auditorium Renovation
Estimate: $1.2 Million
Construction time: 6—8 months
Includes:
- Renovation and upgrade of current function hall
- Convertible to Recreation/ Basketball Court
- Demolition of existing performance stage
- Upgrade of hallways and entrance
- Parking lot and landscape upgrade
Next Steps
The Building Committee is currently working with our Architect, Christ Kamages of CJK Design to fine-tune the project designs to integrate the stage construction approach. In January, the Building Committee will ask for the Parish Council to schedule a Special General Assembly to obtain approval to commence ground breaking.
Commerce Bank has approved the 3-stage construction approach and is offering a construction credit line that can be used to start the first stage. Currently we have in cash and pledges approximately $1.6 Million, which exceeds the cost requirements for Stage 1. Again, no stage will begin or construction loan taken without having cash in hand and pledged funds covering the entire total cost for completion of each stage.
Capital Campaign and Fund Raising Still Going Strong
To date the community has pledged in excess of $2.6 Million to the project, with many more stating they will make their donation soon. Only 20% of our Parishioners have pledged to date. We know that with ground breaking the remainder of the community will make their pledge as a commitment to the Family Center project and long overdue legacy.
